DAMAC Hills is home to several communities offering a wide range of property types to choose from. Interested tenants can look at the most popular communities in the neighbourhood which include Topanga, Pelham, The Field, Richmond, and Loreto.

There are three main parts to the community: Akoya Park, Akoya Drive and Trump International Golf Club. Akoya Park is a massive 4 million sq ft park with lush villas, rice-paddy fields and small waterways. The proposed strip of Akoya Drive will house high-end restaurants, shops and family entertainment venues. It will also include an ice rink, cinema and a range of hotels for purchase.
AMENITIES
DAMAC Hills offers numerous outdoor and fitness activities and worldclass facilities within the neighborhood. The area has four international standard tennis courts. There is a spa and a wellness centre right in the neighborhood.

Akoya Park is one of the main attractions in the community. This includes well-maintained running and jogging tracks, a shared barbecue area and floodlit sports fields for various sports.

Malibu Bay is a popular beach in the neighbourhood. The beach includes a man-made pond and wave pool that are twice as big as an ice hockey rink. Visitors of Malibu Bay can also find food trucks, an ice rink, a splash park for children, and a skate park.
SCHOOLS
Jebel Ali School is a British-curriculum based institution in DAMAC Hills. The institute currently offers schooling on four levels, with plans to offer a fifth level in 2023.

CreaKids Nursery is a popular option for preschoolers in the neighborhood. This nursery follows the Norwegian Curriculum which is known to give high-quality Early Years education to kids from birth until 6 years. The other option is Blossoms Mudon Nursery located within a 9 to 12-minute drive from DAMAC Hills.

For primary education, Ranches Primary School and Fairgreen International School is easily accessible. South View School is also a nearby institution that offers British curriculum from The Early Years Foundation Stage (EYFS) to Year 8. It will take a 10-minute drive to reach the school.

Dubai is home to two well-known institutions of higher education: Dubai Knowledge Park and Dubai International Academic City. The needs of students will be fulfilled at both locations, with Western programs offered at Dubai Knowledge Park, while Muslim curriculum is offered at Dubai International Academic City.
HEALTHCARE
Residents of DAMAC Hills have access to nearby hospitals including Mediclinic Parkview Hospital. Within a 16-minute drive residents have access to an excellent outpatient department, a pharmacy, and emergency care if necessary. The hospital focuses primarily on family medicine and obstetric needs, with a pediatric and other diseases department as well.
